Tykhyy Lis: From Empty Land to 8 Figures: 27 Forest Houses Run by One System
Published
Tykhyy Lis is a park hotel in a pine forest by the Dnipro in central Ukraine: 27 houses, a restaurant, a pool and room for events. Between June and October 2026, everything around the houses went from zero to one connected system built by Funnel Bakers: a film and photo shoot, a new website in three languages that Google and AI assistants can read, a managed Google profile, a corporate campaign for winter stays, and bots, AI and reports the team works with every day.

The place
Twenty-seven houses stand under the pines in Prokhorivka, Cherkasy region, by the Dnipro. Four house types, Romantic, Cottage, Chalet and Villa, each in Standard and Deluxe.
Around them: a restaurant that turns into a conference hall for up to 80 guests, a seasonal pool, quad bikes, bikes and SUP boards on the river.

Starting point,
June 2026
The houses were ready. The systems around them were not.
- A website with no analytics, so nobody knew which pages brought bookings.
- A Google profile the owners did not control yet.
- Questions, bookings and event requests spread across calls, Instagram, Telegram and email.
- Revenue reports put together by hand from PMS exports.
- Everything the team knew lived in chat threads.

Reviews
New Google reviews reach the team within half an hour.
- 02
Team knowledge
Every work chat archived. Voice notes transcribed, photos described, all searchable.
- 03
Demand and data
Lead database rebuilt. A LinkedIn campaign for winter stays goes live with its own landing page, and replies reach the manager on their own. Revenue reporting rebuilt from the PMS. Google profile claimed.
- 04
Look and reviews
Two-day photo shoot. Slack becomes the workplace: AI drafts every review reply, one click approves it. A Google profile report every month.
- 05
Site and bookings
Event enquiry form with its own pipeline. New website live in three languages, readable by Google and AI assistants. Analytics with AI as its own channel. A live income feed from the hotel's bank accounts.

Look the part
A guest decides in seconds, from a phone. So the first job was to make the place look as good on a screen as it does in person.
- A two-day shoot on site in September 2026: every house type, the pool, the alleys and the river, edited into one photo library.
- A short film that now opens the hotel's website.
- A new website on tihiyles.com.ua, live since 21 October 2026, in Ukrainian, English and Russian.
- A page for every house type with real photos, size, beds and prices.

Get found
Most stays start with a search. The new site was built so that Google and AI assistants read every page in full, and the Google profile was taken over and put to work.
- Every page is pre-rendered, so search engines and AI assistants such as ChatGPT, Perplexity, Gemini and Claude get the full text, not an empty shell.
- Structured data describes the hotel, its houses and its location. Old URLs from the previous site point to their new pages.
- The Google Business Profile was claimed by the owners and is managed through its API, with a performance report in Slack on the 1st of every month.
- Analytics counts booking clicks, calls, messenger taps and event form opens, with AI assistants as their own traffic channel.

Direct demand from three directions: guests booking on the hotel's own site, groups planning events, and companies looking for winter stays for their teams.
- Booking runs on the hotel's own site, on the same calendar as the PMS.
- Event enquiries come through one form into a pipeline with stages, and the managers get a ping in Telegram. A tailored proposal can go out the same day.
- A LinkedIn campaign offers companies winter stays for their teams, with its own landing page. 2,281 decision-makers are in the campaign so far, and every reply reaches the manager automatically.

Run in one place
Behind the front desk, the work now runs through one system the team uses every day.
- CRM and reports: revenue by house and month straight from the PMS, and a Google profile report on the 1st of every month.
- Bots: new Google reviews, the info@ inbox and event requests arrive as cards in Slack and Telegram. Income from the hotel's bank accounts posts the moment it lands.
- AI: drafts a reply to every Google review in the hotel's voice, and a person approves or edits it in one click. Team chats, voice notes and photos turn into a weekly knowledge digest.
- One database: leads, campaign replies and events live in one sheet the automations keep in sync. An ops board maps every automation and every open task.
